This whole-home renovation and furnishings project in Fairway, Kansas, brought new life and thoughtful elegance to every corner of the home, with an overall investment of $450,000+.

We began in the primary bedroom, where a newly added plaster fireplace sets a cozy tone. The space features all-new furnishings including a custom bed, chair and ottoman, nightstands, lamps, and original artwork flanking the bed for a balanced and collected feel.

In the primary bathroom, a reeded glass shower enclosure complements the timeless tile design, paired with a Waterworks unlacquered brass shower system. The space also includes a brass tub filler, a striking Jeffrey Court basket weave marble floor tile, and soft finishing touches like a custom ottoman and roman shade.

The guest bathroom showcases Fireclay tile on the shower walls and a unique hex floor tile layout in custom coloring. Waterworks brass fixtures continue here, while the white oak vanity with a custom stain and reeded cabinet fronts creates warmth and texture.

In the guest bedroom, a custom chair and ottoman offer a quiet corner for reading, complemented by layered window treatments including both roman shades and full drapery for a tailored finish.

The living room highlights original French doors at the front of the home and includes a soft blue-gray custom sofa, traditional armchairs, and a large arched metal cabinet. A custom dry bar brings functionality and style with tailored cabinetry, a natural soapstone countertop, and a full-height backsplash.

In the kitchen, we softened the existing stone backsplash with a limewash treatment, creating the perfect textured backdrop for a new kitchen design that honors the historic character of the home.

And finally, the mudroom was designed with both beauty and function in mind — including the perfect spot to give your furry friend a bath!
